Preparing for your Boxing day boom

The boxing day boom on Rightmove is no secret to any agent.

And while there is, no doubt, plenty already on your to-do list before you log off for Christmas, there are a few ways you can get yourself prepped for this surge in property demand. Make the most of the opportunity and line yourself up for the best start to 2023 with our five tips below.

#1 Get launches lined up

If you have new instructions coming to market this month, aim to launch as many as possible in the period between Christmas and New Year. Not only will this maximise interest from buyers, but it means buyers with property to sell will notice your brand more than your competitors as they scroll through the portals.

#2 Get your checklists nailed

Review your applicant registration and viewing checklists to make the most of every opportunity. Work with your team to ensure all viewers have their buying position registered with you and a valuation is offered where relevant. Particularly if properties are popular, this can get missed but offers easy wins if you and your team are diligent.

#3 Get social

Make sure you have content going out during this period to maintain a presence. Scheduling social media posts or email newsletters is a great way to make sure you are touching base when most people have more time to browse, read and consider what you have to say.

#4 Get visible

Have a quick review of your Calls To Action. Does your website and portal microsite have a clear and easy way for people to get in touch? Are email addresses and phone numbers up to date and easy to find? You need to be there when your client is ready to act, so don't fall at this all-important hurdle.

#5 Get ready for 2023

Take some time to prep your list of existing leads - there might be more than you realise! With more property bound to come to market during this time, reach out to vendors who withdrew in recent months due to not finding somewhere to move into. These are likely to be still interested in moving if the right property comes up and will definitely be keeping an eye on new listings.
